These Terms and Conditions (“Terms”) govern your use of this website (good-arrivals.com) and your booking or stay at Creek Retreat, operated by Good Arrivals LLC (“we,” “us,” “our”), located in Round Rock, Texas.

By browsing this site, submitting an inquiry, booking a stay, or completing guest verification, you agree to these Terms. If you do not agree, do not use this site or book a stay.

1. Bookings

Reservations can be made directly through this website or through Airbnb or Vrbo. Bookings made through Airbnb or Vrbo are also subject to that platform’s own terms and policies, in addition to these Terms and our house rules.

2. Guest Verification

Every booking, whether made directly through this website or through an OTA (online travel agency) such as Airbnb or Vrbo, requires guest verification before the reservation is confirmed. This includes providing accurate guest details, a valid government-issued ID, and an electronically signed rental agreement, processed through Stripe identity verification as described in our Privacy Policy. A reservation is not confirmed until verification is complete.

3. Payment and Cancellation

Payment and cancellation terms, including the deposit schedule and refund windows, are set out in our Privacy Policy and are also presented at the time of booking. By completing a booking, you agree to the payment and cancellation terms in effect at that time.

4. House Rules

Maximum occupancy is 6 guests. No pets. No smoking or vaping anywhere on the property, including outdoors. No events, parties, or gatherings beyond the registered guest count. Quiet hours are 10 PM to 9 AM.

Violation of house rules may result in cancellation of your stay without refund, and you may be held responsible for any resulting costs, fines, or damages.

5. Guest Responsibilities and Property Use

You are responsible for leaving the property in the condition you found it, and for any damage, excessive cleaning, or missing items caused during your stay. You agree to use the property, its furnishings, and its amenities (including the hot tub, pizza oven, and putting green) responsibly and at your own risk.

6. Assumption of Risk

Staying at Creek Retreat involves inherent risks common to short-term rentals and the use of outdoor and recreational amenities. By booking a stay, you assume these risks for yourself and anyone in your party, to the extent permitted by law.

7. No Warranty

This website and the property are provided “as is.” We do not guarantee that the site will be uninterrupted or error-free, or that the property will meet every expectation, though we make reasonable efforts to keep listing information accurate and current.

8. Limitation of Liability

To the fullest extent permitted by law, Good Arrivals LLC is not liable for indirect, incidental, or consequential damages arising from your use of this site or your stay, beyond the amount you paid for your reservation.

9. Third-Party Services

Bookings, payments, identity verification, and property management involve third-party services, including Stripe, Hospitable, and StayFi, each governed by their own terms and privacy policies. We are not responsible for the practices of these third parties.

10. Intellectual Property

All content on this website, including text, photos, and branding, belongs to Good Arrivals LLC and may not be copied or reused without permission.

11. Governing Law

These Terms are governed by the laws of the State of Texas. Any disputes arising from these Terms or your stay will be handled in the courts of Williamson County, Texas.

12. Changes to These Terms

We may update these Terms from time to time; the date above reflects the most recent revision.
